Planning a custom home in Glendora

In Glendora, choosing a design vocabulary is also a document decision. The City publishes separate general-regulation, architectural-style and development-type checklists, including one for detached houses. Match the parcel’s zone and the proposed building type before selecting a checklist; a listed style is not approval of a particular home.

KB Remodeling takes new-home inquiries from owners planning here. Share the lot and the project; KB reviews scope, licensing and location for each inquiry before suggesting a next step.

01

Planning sequence

  1. 01

Start with the parcel’s residential zone

The applications directory separates Single-Family Residential Zones from the Hillside Residential Zone handout. Use the parcel zoning record to ask which handout applies; do not transfer the ordinary residential table to a hillside site.

  2. 02

Use the detached-house checklist, not the ADU checklist

For an applicable development application, the ODS page requires General Regulations, the applicable Architectural Style and the development-type checklist. Detached Houses is listed separately from Accessory Dwelling Units and SB9 Units.

  3. 03

Discuss an alternative style before fixing elevations

The City says alternative architectural styles may be proposed but require additional Planning Commission design review through Development Plan Review. Have the designer identify that choice explicitly rather than treating an inspiration image as a compliant checklist.

  4. 04

Build a complete Civic Access submission

The directory requires a Civic Access account for Development and Planning applications and links the planning form, entitlement checklist, ownership/consent affidavit and environmental information form. Confirm which documents apply to the house and keep them aligned with the drawings.

Which planning question to resolve first here, and why it shapes the brief. Each answer comes from the cited City page or stays a question for staff.

  1. Question 1

Which architectural style and development-type checklist apply?

The Objective Design Standards page (read October 13, 2026) says an applicable application is complete only with the General Regulations Checklist, the applicable style checklist and the development-type checklist.

  2. Question 2

Is the preferred style on the permitted list?

Alternative styles may be proposed but require additional Planning Commission design review through Development Plan Review.

Hypothetical scenario, not a KB project or approval

Hypothetical: owners in north Glendora want a modern design not on the permitted list. They compare the cost of adapting to a listed style against the added Commission review.

04

What shapes the budget here

  • Preparation of the applicable ODS checklists and coordinated elevations
  • An alternative-style review path if selected, without assuming its timing or outcome
  • Site-specific work assessed separately from standard-zone drawings

These items affect cost; none is a price. See how to build a realistic budget: Custom home budget guide

05

Parcel questions to answer first

  • Which parcel zone and development-type checklist govern this main house?
  • Does the selected style follow an applicable checklist or need alternative-style review?
  • Which ownership, environmental and entitlement documents must accompany this submission?
06

Gather before a first conversation

  • Address or APN and recent site photos
  • Survey, title report and prior permits if available
  • Architect drawings, or a written list of rooms and priorities
  • Target timing and how you plan to finance construction
