Turn priorities into a construction scope

A useful scope distinguishes documented work, open questions and decisions that need specialist or agency input.

Keep, repair, replace

List each room's function, what works and what needs investigation. Photograph visible conditions and note earlier alterations.

Map systems against layout

Before moving a kitchen or adding a bath, consider plumbing runs, electrical load, ventilation and existing structural openings.

Set a selection register

Record flooring, tile, cabinetry, fixtures and appliances with dimensions, lead-time questions and an owner decision date.

Define occupied-work boundaries

Identify temporary kitchen/bath needs, protected access, dust isolation and possible shutdown windows if people stay home.

Planning questions

What should be decided before construction starts?

Layout, structural changes, system upgrades, appliance and fixture selections, and which rooms stay usable during work. Late changes to these items are the most common source of change orders.

How long does planning take?

It depends on existing drawings, the number of design decisions, consultant input and the reviewing agency's plan-check process. Ask the agency for its current review steps for your scope.

Which energy rules apply to a remodel?

California's Building Energy Efficiency Standards (Title 24, Part 6) apply to altered systems and new conditioned space. The 2025 standards apply to permit applications from January 1, 2026.

Should I buy finishes before the layout is decided?

Usually document preferences first, then confirm sizes and quantities against the coordinated plan before ordering.

Can planning happen in phases?

Yes. Prioritize the work, but review shared systems and approvals across phases so early work does not block later changes.
