Cost and budget

What a budget is made of, and when it becomes real.

Cost components, what a bid should include and how to compare proposals for each service. KB does not publish a price list: a figure only means something once the house, the scope and the drawings are known.

Building a new house?

These pages cover whole-home remodels, detached ADUs and garage conversions. Ground-up new-home costs are explained in one place, with an editable worksheet: New-home budget worksheet

Budgeting ahead: base dates and scenarios

If your work will start in 2027 or later, a quote today has a base date and a validity period. This site publishes no future prices. The budget guide explains estimate maturity, quote validity and how to avoid escalating twice; here you can test your own assumptions. Full method in the budget guide

Compare your own escalation assumptions

Enter only the cost categories you expect to change with time, priced at a known base date. Leave out land, fees already paid and anything already priced at the later date. Nothing is saved or sent.

Hypothetical presets — not forecasts:

Enter all three values to see a scenario; blanks stay unknown.

A hypothetical arithmetic scenario from your inputs. It is not a KB price, a market forecast or a contractor quote. Do not escalate a contingency that already allows for price change.

Principles on every cost page

  • Components, not totals: design, engineering, agency fees, construction, finishes, allowances and contingency are explained separately.
  • Agency fees come from each authority's own published schedule; we link the authority rather than quote numbers that change.
  • Examples are illustrative and never describe a client or a KB project.
