Conversion questions

Can any garage become an ADU?

Not automatically. The existing slab, walls, roof and fire separation must be evaluated, and the space needs code-compliant light, ventilation, egress, insulation and utility service.

Is replacement parking required when converting a garage?

State ADU law limits when a local agency may require replacement parking for a garage converted into an ADU. Confirm how your agency applies those rules to your property.

What costs are specific to a garage conversion?

Raising or leveling the slab, adding insulation and a moisture barrier, replacing the garage door with a wall and windows, upgrading the electrical service and adding plumbing for a kitchen and bath.

Is an existing garage automatically eligible?

No. Eligibility and design depend on the parcel, the existing structure and applicable review. Confirm records and conditions before treating it as a dwelling.

Will the slab and roof stay as they are?

Only an assessment can answer that. Moisture, structure, height and the proposed openings may require changes.
