Garage conversion or detached ADU: which path fits your lot?

A garage conversion starts from an existing shell; a detached ADU starts from open ground. Compare what each path depends on before comparing finishes or prices.

The short answer

A conversion reuses an existing structure, so its outcome depends on what that slab, framing, roof and location can support. A detached ADU is designed from the ground up, so it depends on available yard area, access for construction, utility routes and the standards that apply to new construction.

Neither path is inherently simpler. The better fit is the one whose unknowns you can investigate and accept.

What state law addresses

California's housing department summarizes that local agencies may not require rear and side setbacks greater than four feet for new-construction ADUs, and may not require parking for ADUs converted from existing space, among other limits. Local rules still apply where state law allows them.

Questions specific to a conversion

Ask whether the existing slab, walls and roof can be reused for habitable space, how insulation, moisture and fire separation will be handled, how plumbing will reach the space and whether the electrical service has capacity. Plan where stored items and vehicles will go.

Ask where the unit can sit relative to the house and property lines, how materials and equipment will reach the backyard, how sewer, water and electrical lines will be routed, and how trees, grading or drainage affect placement.
