Timeline

How a project is sequenced, and what moves it.

Dependency chains, owner decisions, long-lead items, corrections and inspections for each service. These pages show order and dependencies, not a promised duration.

01

By service

How a whole-home remodel is sequenced

A whole-home remodel's schedule is a chain of dependencies: each stage waits on a decision, a document or an inspection. This page shows the chain, the owner decisions in it and what usually extends it.

How a detached ADU is sequenced

A detached ADU adds utility and site steps that a remodel does not have. This page shows the dependency chain from feasibility to final inspection and where schedules usually stretch.

How a garage conversion is sequenced

A garage conversion starts with what already exists: its records and condition decide how much of the chain is needed. This page shows the sequence and the points that most often move it.

Building a new house?

These pages cover whole-home remodels, detached ADUs and garage conversions. The phases of a ground-up new home are explained in one place: New-home construction phases

02

The phases, one by one

Each service page orders these phases differently and shows what depends on what. Some overlap; others cannot start until the previous one ends.

Predesign
Brief, budget frame, team and what must stay. Nothing is drawn to final yet.
Site investigations
Records, survey, soils, existing conditions and utility locations that decide what can be designed.
Consultant work
Structural, civil, geotechnical or energy input that the drawings depend on.
Design development
The layout is fixed, then developed into construction documents an agency can review.
Application acceptance
The agency confirms the submittal is complete enough to review. Acceptance is not approval.
Correction rounds
Reviewers list comments; the design team answers and resubmits. The number of rounds is not known in advance.
Permit issuance
Approved plans plus paid fees and any required clearances; work on the permitted scope may begin.
Procurement
Final selections ordered. Long-lead items can arrive later than they take to install.
Mobilization
Access, protection, staging, temporary facilities and household arrangements before work starts.
Construction
Demolition or site work, structure, systems and finishes, paced by inspections and deliveries.
Inspections
Agency inspections at defined points; a failed item is corrected and reinspected before covering work.
Utility readiness
Requests to the electric, water, sewer or gas provider, which run on the provider's own process.
Closeout
Final sign-off, punch list, documents and handover. Move-in follows these, not the last day of work.

Principles on every timeline page

  • Construction duration and end-to-end time are different measures; each page separates them.
  • Published agency statistics describe past applications in aggregate and are not a prediction for one parcel.
  • No single duration is given without a sourced basis; your schedule is set once drawings and review requirements are known.
