Homeowner goals

Independent living in the backyard

A backyard unit that works on its own needs its own entry, light, privacy from the main house and utilities that do not depend on daily coordination. This page explains what makes it independent and what to check on your lot.

01

What matters

Path, entry and privacy

How residents reach the unit without crossing the main house, and which windows face each other, shape daily life as much as floor area.

Utilities and metering

Whether the unit shares or separates services is a utility and authority question that affects both cost and independence.

Keep usable yard

Placement decides what outdoor space remains for each household; test it on the site plan before choosing a model.

How to decide

Household needs to settle first

  • Whether the resident needs daily help or full independence.
  • How much yard each household expects to use.

Tradeoffs to weigh

  • A private path may cost yard space or require a longer utility route.
  • Separate metering is a utility and authority decision, not a design preference alone.
  • Future renting is subject to local rules that can change; this page makes no income claim.
Hypothetical scenario, not a KB project

Hypothetical: an adult son wants his own place on the family lot. The narrow side yard is the only path, so the family tests on the site plan whether a unit near the alley gives a private entry without crossing the patio.

Questions

Is a garage conversion enough?
It can be, if the garage's position gives a private path and light; compare both on the site plan.
Do you sell prefab units?
No. KB builds detached ADUs and garage conversions; where an authority offers pre-approved plans, that is one design path.

Educational, not a service offer

These pages explain decisions in general. Service pages by community describe KB's work in a specific place; permit pages describe each authority. Nothing here confirms what applies to your parcel.
