KB / Santa Barbara planning reference

Hope Ranch: property planning

Hope Ranch planning has two independent tracks: County governmental review and the Association’s architectural process. Align them before exterior selections, site work or construction commitments.

Unincorporated community · County review

Regional planning reference by KB Remodeling. Project location and licensed scope are reviewed before any service is accepted; this resource does not establish a Santa Barbara office or local project history.

01 / PLANNING NOTES

Association approval is additional, not interchangeable.

The Hope Ranch Park Homes Association acknowledgement calls for prior written authorization for exterior physical changes and explicitly separates its approval from governmental approvals. Confirm the current governing documents, application stages and submission requirements directly with the Association; do not rely on an old drawing approval for a changed scope.

  • Does the proposed roof, window, wall, landscape or equipment change need Association review?
  • Do County and Association drawings describe exactly the same scope?

02 / PLANNING NOTES

Make exterior specifications reviewable.

Organize an exterior schedule with material, finish, color, dimensions and location; distinguish maintenance from replacement without assuming either is exempt. Keep roof drainage, window installation interfaces, plaster transitions and visible equipment in the same coordination record. Association consent does not settle building-code compliance.

  • Which product details are still provisional?
  • Who will reconcile review comments before ordering?

03 / PLANNING NOTES

Keep the property plan larger than the building.

Site access, retained landscaping, drainage, temporary protection and detached structures belong in the brief, not in an afterthought allowance. Confirm title restrictions and Association requirements for your property. Public County review, private architectural review and professional design responsibilities remain separate even when one team coordinates them.

  • What must be protected and accessible throughout the work?
  • What is excluded from the proposed construction contract?
